Can I Transport My Tiny House Myself?

The short answer: If you want to travel independently, your trailer must have type approval.

To travel legally and freely with a tiny house on public roads while towing it with your own vehicle, the trailer on which it is built must have type approval, be registered and be insured.

Without type approval, your tiny house is treated as cargo rather than as a vehicle. This means that you must hire a specialist company to transport it.

Two Routes: Traveller vs. Stationary Home

Below is a detailed comparison of the two options to help you make the right decision.

Option 1: Full Mobility and Freedom to Travel (Type-Approved Trailer)

This option is intended for people who want to move freely with their home, much like travelling with a large caravan.

What is type approval? Type approval is a process through which the trailer manufacturer certifies that the trailer meets all technical and safety requirements necessary for legal road use.

Conditions you must meet in order to travel legally:

Type Approval and Registration:

• The trailer must have a certificate of type approval. Without it, you cannot register the trailer with the local vehicle registration authority.

• A registered vehicle receives a registration certificate and a registration plate.

Insurance:

• A registered trailer must have mandatory third-party liability insurance.

Driving Licence:

• You need a category B+E driving licence. It allows you to drive a vehicle combination with a total permissible gross vehicle weight of up to 7 tonnes: a towing vehicle of up to 3.5 tonnes and a trailer of up to 3.5 tonnes.

Suitable Towing Vehicle:

• Your vehicle must have a permitted towing capacity sufficient for the trailer’s weight. This information can be found in field O.1 of the vehicle registration certificate.

Weight and Dimensions (Key Restrictions):

• Permissible Gross Vehicle Weight: the entire tiny house, including the trailer, structure and equipment, must not exceed 3.5 tonnes. This is the greatest design challenge.

• Width: no more than 2.55 metres.

• Height: no more than 4 metres.

• Length: the complete vehicle combination, meaning the car and trailer, must not exceed 18.75 metres.

In summary: Meeting these conditions gives you freedom. You can connect the house to your vehicle and travel wherever you wish, provided that you comply with road traffic regulations.

Option 2: A Stationary Home with the Possibility of Relocation (Trailer Without Type Approval)

This solution is intended for people who plan to live in one place for a longer period and regard relocation as a logistical operation rather than a spontaneous trip.

How is such a house moved?

Legal Status: Your house on wheels is treated as an oversized or abnormal load rather than as a vehicle.

Transport:

• You cannot tow it yourself on public roads.

• You must hire a specialist transport company with suitable low-loaders or flatbed vehicles and the necessary permits.

Transport Procedure:

• The transport company arranges the required permit from the General Directorate for National Roads and Motorways (GDDKiA).

• The transport often requires one or two escort vehicles, depending on the width of the load.

• The journey usually takes place at night to minimise disruption to traffic.

In summary: This option allows you to build a larger and heavier house because you are not restricted by the 3.5-tonne limit. However, every relocation becomes a complex and costly operation.

Important Note

Remember that road traffic law is one matter and construction law is another. Placing a tiny house on a plot of land, even if it is registered, for longer than 180 days generally requires at least a notification to the district authority as a temporary building structure or an individual recreational building.
